What is a notary public? A notary public is an official witness to the signing of a document by a person whose identity the notary has verified.

Why do I need a notary public on the Guarantee of Payment form? Unfortunately, we have had these forms forged in the past, therefore we require the signature to be verified by a notary unless the form is signed in our office.

What is a joint and several lease? A joint and several lease means that in the case of multiple residents, each roommate is jointly and severally liable for all rent on the apartment and for fulfilling all terms of the Lease Agreement. The total amount of monthly rent and all other charges are the responsibility of all leaseholders regardless of any individual portion agreements between residents.

What do I need for move in? Prior to any resident picking up keys for a move in, all funds must be paid in full. This includes the security deposit and any rent due. For a joint lease, this is the full total balance, not per person. All utilities the resident(s) are responsible for must be put in their name as of the lease begin date.

Where is your office located? Our Radford office is located at 1013 Grove Avenue, Radford, VA 24141 in the Smithfield Manor Apartments. The telephone number to that office is 540-731-3026. Our Blacksburg office is located at 1813 S. Main Street, Blacksburg, VA 24060. The telephone number to that office is 540-951-1075.

Are pets allowed in your units? The pet policy varies by property. Please contact our office to inquire about the policy for a specific property.

Can I pay my rent in cash? No. Because of the security risk, we do not put our staff in danger. We do have the ability to take payments online once you have been approved and have signed a lease. If you do not already have an online portal, please contact the office to set one up.

How do I turn on my utilities? Utilities that are included in the Lease Agreement will be on when you move in. Any utilities that you are responsible for must be turned on in your name the day the lease begins. If you do not have utilities in your name by that time, and the utilities have remained in our name, you will be billed any amount due for the utilities and a $35 utility administration fee for each time we have to bill you.

What day do I turn my utilities off when I am moving out? As per your Lease Addendum, Item #15, “Utilities – Resident’s are responsible for having all utilities in their name from the lease commencement date until five days after the lease expires unless otherwise stated in the lease.”

Do you do roommate matching? No we do not. We believe that it is best for the safety and comfort of our residents that you find your own roommate.

Do you provide a lock out service? If you are locked out during office hours, you may come to our office to borrow a key. The key must be returned the same day. If you are locked out after office hours, you will need to call a locksmith. We recommend Brian’s Lock and Key. Their telephone number is 540-951-3446.

Do you charge a redecoration fee? No we do not. We feel that residents shouldn’t be penalized for only living in their home for only 1-2 years.

Why would rent be prorated? Unless your lease begins on the first of the month and ends on the last day of the month, your rent will be prorated. This means that you are only charged for the days of your lease term and no additional time frame during which you do not have possession of the property.

What is a money order and how do I get one? A money order is a payment order for a pre-specified amount of money. As it is required that the funds be prepaid for the amount shown on it, it is a more trusted method of payment than a check. Money orders can be purchased at the post office, Kroger, 7-11 and CVS. There may also be other purchase locations in your area.

When is rent due and when is it considered late? As per your Lease Agreement, item #4, “The Standard Monthly Rent is due and payable on the first day of each month, late on the second and late fees will apply after 5pm on the fifth.”.

Should I set up an appointment to sign a lease? Although not required, setting up an appointment can make your time spent in our office completing the lease documents go much faster. We recommend that you go to our website (renttnt.com) and read through the lease documents prior to coming in as well.

What do I need to bring to sign a lease? You will need an application, application fee of $35 per applicant and possibly a Guarantee of Payment form completed by a Guarantor and notarized along with a $35 fee per Guarantor. If you are a Graduate Student studying in the US from abroad, you may also need your Passport and I-20 form. Once approved, you will need to have either a check, money order or cashier’s check to pay the security deposit. No lease is a completed legal contract until signed and the deposit has been paid.

Does my security deposit cover first or last month’s rent? No, the security deposit is just as stated, it is a deposit. These funds are to be held during the term of the lease and a refund processed after the lease has ended.

 

When should I expect me security deposit to be returned one we have moved out? Once the entire unit has been vacated and keys returned, the security deposit refund will be mailed in 30-45 days to the last known address. It is very important that you leave your forwarding address with the office once you move. If we do not have one, the refund will be mailed to your rental unit with us and forwarded by the post office. This could cause the refund to take an extra 3 weeks or more to arrive.
